Q: May I visit the property before I purchase it?
Please do! You are welcome to visit the property at your convenience. Plug in the GPS coordinates into your smart phone or computer. It will give you the exact location of the property. Some properties are easily accessible while others require a little more effort. If your on the fence about buying, it may help your decision to go take a visit. What are you waiting on? Q: How does owner financing work?
Our process is very simple. No documents need to be filled out. Once your down payment is received. We will complete a purchase sale agreement, land contract and promissory note. Then set you up on recurring monthly payments. Once the property is paid for. We will then transfer the property into your name with a warranty deed. The county will process the paperwork and record your deed. Then they will send you an original copy of the deed. The process will take a couple weeks for the county to process the paperwork.
Q: Do you offer a guarantee on the property that I buy?
Of course! We want you to be 100% satisfied with your recent investment. If you decide your purchase was not a perfect fit for you, contact us to exchange your property for another or get your refund. Thats the benefit of working with the actual owner of the property. Offer is valid for 90 days after the purchase of your property.
Q: How do I make an offer on a property?
Click on the contact us tab at the top of the page and send us a message. You can also call or text the number at the top of the page...texting is the quickest way to get in touch. Offers are on a first come first serve basis. Once we receive your offer and collect your earnest deposit, we will get the required paperwork started.
Q: How are your properties different than properties on the MLS?
The MLS is the multiple listing service that real estate agents use to list properties for sale. Properties listed on the MLS are listed at premium, retail prices. We buy our properties at wholesale prices then pass the savings on to you. When you compare our prices to the MLS prices you will notice our prices are much lower. And we don't charge the selling/buying fees like Real Estate agents.
